Our hotel operator client, with a portfolio of hotels in Kent & Surrey, acquired land in Ashford, Kent and built this new Hampton by Hilton hotel for £11.8m.

Tenant Contribution

Our Landlord client was in leasehold negotiations with a tenant and was discussing various lease incentives such as rent-free periods and contributions.

Tallex provided advice on contribution allowances to the Landlord and negotiated the position with the tenant who agreed to this form of inducement.

We supported in the drafting of the agreement for lease and lease documents with the solicitors and facilitated the contribution allowances claim. We reviewed the tenant’s fit out information and invoices, carrying out a survey of the office space after these works and providing a contribution allowances report.

Industrial Unit Construction Project

Another of our real estate investor clients, who acquired land in North London and built this new industrial unit for £3.2m.

Industrial Units Purchase

Our trading business client operated from four acquired units on this trading estate in London and held two other units on the same estate for rental income purposes. The units were purchased between 2006 and 2022.

Tallex provided our Property Purchase Review Service, confirming our client’s entitlement to claim for each of the units. Unfortunately, not all could be claimed upon due to Prior Owner claims, but our survey, valuation and due diligence work resulted in £360,000 of allowances being identified for the total £3.9m purchase price on the site by our client.
